With all principal reception rooms and bedrooms having spectacular views out over The Solent it is both a perfect waterfront family and weekend holiday home. Whilst having been extensively refurbished and renovated, particular care has been taken to retain the original features of the house. These include excellent ceiling heights, open fireplaces, and original sash windows. These, together with the comforts of modern fixtures and fittings, come together beautifully to create a very comfortable house in a prime position on the River Medina. The Old Post Office is also a wonderful house for entertaining. The large open plan sitting/dining area that links via double doors to the fabulous conservatory and through to the terrace creates a magnificent entertaining space; perfect for spring and summer parties out on the terrace. Moreover, with 5 guest bedrooms and the additional 2 bed first floor apartment there is ample accommodation to cater for a large number of family members and guests.
There is a further roof terrace and terrace balcony; great spots to catch the evening sun and to watch the passing boats.
The lower ground floor is particularly useful. This includes a Wash Down Shower Room, Laundry, a Crew Bunkroom, Workshop, Wine Cellar and a number of Storage Rooms.
The large garage and boat store has ample storage for cars, boats, and all watersport and fishing equipment. Furthermore, the boat store runs directly out onto the hardstanding boat park which has a 3 ton crane that gives direct access onto the water.
The pontoon mooring, which is shared with the adjacent house, has 20 meters of private use to the northern side; a true premium in central Cowes. The main house is available by a separate Lot with a guide of GBP 2,850,000. First Floor Flat Accommodation A separate self contained 2 bedroom apartment sits at the front of the house on the first floor which could add a capital investment and secondary income stream. Furthermore, the apartment could be very easily re-introduced into the main part of the house offering further guest accommodation. Office Space (B1 Use Class) At the front of the house, below the apartment sits 63.14 square foot of Office Space which adds a further capital investment and secondary income stream. Again, the offices could be very easily re-introduced into the main part of the house subject to the necessary planning consent. 2 bedroom apartment and 63.14 square meters of office space available by a separate Lot with a guide of GBP 400,000.
